The First Day Matters Most

Mold on wet porous material indoors can begin within a couple of days. That single fact shapes everything else: the goal in the first twenty-four hours is to stop the water and start drying, not to wait and see how bad it looks. Water that is fully removed and dried quickly frequently leads to no growth at all. Water that sits under a floor for a week almost always does.

Before you move anything, photograph it. Wide shots of each affected room, then close shots of the floor edges, the bottom of walls and anything damaged. That record is far easier to take now than to reconstruct later for an owner, a property manager or an insurer.

Safety Before Cleanup

Standing water and electricity do not mix. Stay away from outlets, cords and panels in a flooded area, and if water reached anything electrical, have it checked before you go wading in. Wear gloves. If the water came from a sewer line or from outside across a yard, treat it as contaminated: keep children and pets out, and do not try to salvage soaked soft furnishings.

Do not run the cooling system if the air handler, the return or the ducts got wet, and certainly not if the water was contaminated. Circulating air through a wet system spreads whatever is in it through every room in the house.

What Dries and What Does Not

Framing, tile, concrete, block and most hard flooring can be dried and kept. Carpet pad, soaked drywall, fiberglass insulation and particle-board cabinet bases usually cannot. They hold water inside their structure, they dry from the outside in, and by the time the surface feels dry the inside has been wet long enough to grow. Trying to dry them in place mostly delays the removal by a few weeks.

The carpet trap catches a lot of people. The face of a carpet dries quickly and feels fine underfoot, while the pad beneath it and the drywall behind the baseboard stay wet for a long time. This is judged with a moisture meter, not with a hand.

When It Becomes a Remediation Job

Drying is a water job. Once growth is established on material, it becomes a remediation job, which means the area is contained and filtered, affected material is removed to a defined line, surfaces are cleaned and everything is dried and re-checked before rebuild. The switch happens sooner than people expect, particularly in a house that was empty when the leak started.

The other trigger is a source that has not been repaired. If a roof, a fitting or a condensate line is still delivering water, remediation should wait until that is fixed, or it will simply be repeated.

Documentation You Will Want Later

Ask for photographs of what was found, moisture readings across the affected area and a written scope describing what is being removed, cleaned and dried.
